Having trouble with "Zoo of the Year" award

As the title says, I've got all requirements, even went above and beyond. Desperately want to unlock everything for freemode, any suggestions or known issues with that specific award?

"Zoo of the Year. You were given this award for having a large number of exhibits with very happy animals, many happy people and a very valuable zoo overall. This award came with a cash bonus of $150,000, and a northern elephant seal statue was unlocked."

To get the award, all 4 of the following must happen at the same time. When the award occurs, the cash is considered a donation in ZT's financial reports. The unlocked statue is called "Seal Statue".
Achieve an average animal happiness rating of 90 after month 1.
Have at least 20 non-empty exhibits.
Achieve an average guest happiness rating of 90 after month 1.
Achieve a total zoo value of 350000

When I want to unlock everything while running a zoo, I use a button in the Develop Menu. That is available at DG:

It is also possible to add unlockEntity lines to zoo.ini manually, which is what the award would do. But it is complicated to do. In the [user] section of zoo.ini, one has to look for the last unlockEntity line and add another after it with the number before the '=' increased by 1 and 6800 after the '='. For example, if the last unlockEntity line is 'unlockEntity8=6497', then the line to add after it is 'unlockEntity9=6800'. Then the unlockCount line has to be increased by 1. So if it is 'unlockCount=9', it would be changed to 'unlockCount=10'. If there is no unlockEntity line, 'unlockEntity0=6800' would be added to the [user] section. Then 'unlockCount=0' should be changed to 'unlockCount=1', or that line has to be added to the [user] section if it is not there.
