Tips for the highest rating of a zoo

Can you give me some tips how can I build a zoo with 98-99 or 100 zoo rating?

Some tips that I have are:

1) Make sure that your animals are happy

2) Try to use restaurants instead of food stands. That way, there's no trash!

3) Try to not leave too much space between exihibts. Guest happiness sometimes goes down if they have to wait to see exhibits.
